The investment market and its economic rationale establish a reality that needs to be considered when assessing the context for sustainable building design (SBD) within commercial property markets. Investment decisions are always made on the basis of return maximisation and the minimisation of risks. Following this rationale, why should institutional investors consider SBD for their income producing properties? The objective of this paper is to present an analytical approach by means of which the likely impacts of SBD for income producing properties are assessed.
